Architectural Guidelines

While it is not the intent of the Architectural Committee to be over demanding or over zealous, the Architectural Guidelines (AG) were defined, compiled, printed and circulated to all members in the year 2000. A copy has been handed to all new homeowners in our subdivision since that time. The Directors felt we needed to have a set of guidelines that more clearly stated the intent spelled out in the original by-laws and covenants. These guidelines, the by-laws and covenants are all spelled out in detail to help protect the property rights of all owners and to help keep our subdivision as it was originally planned.

Barrington Oaks West Architectural Guidelines

 

Barrington Oaks West subdivision is a classic traditional neighborhood. The Architectural styles of the homes, per Mason Homes, are Country, French Colonial, Provincial, Traditional and Tudor. To keep the personality of the neighborhood it is important to keep guidelines current and active. The 1998-99 Homeowners Association Board and Architectural Committee felt it was in the best interest of the homeowners to have formalized standard guidelines as an appendix to our By-laws. These guidelines are taken from the By-laws and original building standards of the neighborhood.

I.        IMPROVEMENTS

All homeowners are required to get approval of any external alterations done to the home. Any homeowners making changes without approval risk a lien placed against their property if the modifications don’t meet neighborhood standards. Request for approvals may be made to any current member of the architectural committee. (Please see the last page of this appendix for committee members names) The approval for these changes is determined by a two-thirds vote of the architectural board to be return to the homeowner within five days of submittal.

A.       COLORS

All homes must be kept clean and free of mildew, dirt and peelings.

When a fresh coat of paint is needed, please submit your

color choices to the Architectural Committee Color Chairman.

1.        Colors must coordinate with existing bricks and roof color.

2.        The Manufacture of the paint is of the homeowner’s discretion.

3.        The approved color chart may be used to help with your selection. It is kept at the residence of the Color Chairman.

B.       ROOFS

1.        Roofing colors shall be complimentary to the brick. Families of browns, grays and reds are acceptable.

2.        Shingles may be the only material used for roofing. A minimum of a 30-year warranty Dimensional or Architectural style is required.

Examples of acceptable shingles are:

*GAF Timberline and Timberline Ultra

          * Tamko 30 and 40 year styles

          * GS Shadow line 30 year Laminate

          * Owen Corning 30 and 40 year styles

* Celotex Presidential Shakes and 30 year Dimensional

* ELK Capstone and Prestiquel

3.       Three tab shingles are not permitted.

4.       Roofs, gutters and all wood siding must be kept in good repair.

5.       Solar panels may not be attached to the front portion of any roof.

6.       Satellite Dishes may not be attached to the front portion of any roof

7.       Ham radio and other type of antennas are not permitted.

C.       LAWN & LANDSCAPING

Notification from the Architectural Committee that a lawn is in violation will require the homeowner to correct the problem within 60 days from the dated notification of the infraction.

1.       Lawns shall remain manicured. Lawns in view of the street with an excess of 50% dead grass and excessive weeds must be treated.

2.       Sidewalks shall be edged regularly and treated for mildew.

3.       Trees causing obstruction to roads and sidewalks must be trimmed to an 8-foot minimum clearance. (Per county code.)

4.       Hedges shall be kept manicured and dead shrubs removed.

D.       MAILBOXES

1.       No rust, no rot and no broken mailbox or post.

2.       Brick or wood with metal boxes are acceptable materials. Variations will require a 2/3 vote from the Architectural Committee.

F.       FENCES

1.       All fences must be wood, stucco-covered block or brick and kept in good repair.

2.       No chain link fences are permitted.

3.       Stain or painted fences must coordinate with the home.

4.       No fence is allowed to be higher than six feet.

5.       Fences may not be placed forward of the line of ones home.

6.       Arbors are permitted, however can not be placed forward of the front line of ones home.

7.       Pool Cages must remain bronze in color.

G.      ORNAMENTS

1.       Decorative flags are permitted in moderation.

2.       Statues over two feet may not be placed in ones front yard.

3.       Tool sheds, barns or freestanding shelters other than cabanas are not permitted.

4.       Free standing flag poles are not permitted.

5.       Basketball backboards and hoops may not be attached to ones home.

  1. VEHICLES
    1. Commercial trucks, boats, campers, recreational vehicles, motorcycles and trailers

must be parked in garages overnight.

2.       No vehicle is allowed to be parked off of the pavement of the street or driveway.

 

 

  1. Common Courtesies
    1. Curb your dog and keep them out of others yards.      
    2. Turn down the music after 11pm
    3. Please don’t mow before 9am on the weekends
    4. Please do not park in front of or across the street from a neighbor’s driveway.
    5. Know your neighbor; we are all in this together.

 

II. Violations & Complaints

Complaints are to be filed in writing and mailed to the Association at P.O. Box 425, Palm Harbor, FL 34682, in care of the Architectural Committee. All Complaints are confidential!

Violators will be requested in writing to address the violation within a reasonable time period. As per the Homeowners Bylaws, the Architectural Committee has legal right to correct the violation and charge the homeowner or place a lien against the residence, depending on the infraction.
